Terms of service, version 2026-08-13
This is not the current agreement. It is the text that was in force until 4 September 2026, kept here because it is what a signup recorded before that date accepted, and a version string has to name text somebody can read.
Superseded. The agreement in force today is the current terms of service, version 2026-09-04. This page is kept because acceptances recorded at signup before 4 September 2026 name version 2026-08-13, and an acceptance that points at text nobody can produce is not much of a record.
The account
An account belongs to an organisation. Everything created inside it — deals, assumptions, documents, exports — is scoped to that organisation and readable only by its members. You are responsible for who you invite and for the security of your credentials.
Accepting these terms is required to create an account, and the acceptance is recorded with the accepting user and a timestamp.
Your deals and your documents
You keep ownership of everything you upload and everything you model. We do not claim rights in your deals, and we do not use one customer's material to serve another.
Uploaded source documents are retained for 90 days and then purged. The record that a document existed and was extracted survives the purge as provenance; its contents do not. Deals, assumptions and model runs persist for as long as the account does.
Extraction, and what the AI is allowed to do
A PDF you upload is sent to Anthropic's API to be read. Nothing extracted from it reaches your model until a person on your team has reviewed and approved it, field by field. That gate is not a setting.
The model behind an underwrite is deterministic. Claude reads documents, proposes a staffing roster and drafts narrative; it never computes RevPAR, allocates expenses, sizes debt or calculates returns. Same inputs, same engine version, same numbers.
Third-party licensed data
Hotel inventory and market performance data are licensed from third parties. They are
shown to you inside the application, are excluded from exports, and may not be
redistributed, resold or used to build a competing dataset. Fields carrying a
THIRD_PARTY_LICENSED rights class are scoped to the deal they were pulled
for and are never aggregated.
Aggregate benchmarking
Separately from these terms, your organisation decides whether its deal data may be used in aggregated, anonymised form for benchmarking and research. That decision is recorded on its own, it is visible under Settings, and it can be withdrawn at any time. It never covers deal names, clients, documents or third-party licensed data.
Plans and billing
The sandbox tier is free, is not time-limited, and needs no card. Paid plans are billed through Stripe, monthly or annually, per the rates published on the pricing section. Underwriting is unlimited on every tier; the metered items are exports and extractions, and every extraction spends money at Anthropic, which is why they are metered at all.
What PATL is not
PATL produces underwriting models. It is not an appraisal, not a valuation opinion, not investment advice, not a brokerage service, and not an offer to sell securities. The assumptions in a model are yours, the outputs are only as good as they are, and every number is traceable to the input that produced it precisely so that you can check it.
You are responsible for having the right to upload the documents you upload, including anything covered by a confidentiality agreement with a seller or broker.
Ending it
You can stop using the service at any time; paid plans run to the end of the period already paid for. We may suspend an account for non-payment or for use that breaks these terms. Write to phil@patl.app to have an account and its data deleted.
Changes to these terms
These terms carry a version, shown at the top of the page, and your acceptance is recorded against the version you were shown. When the text changes it ships as a new version rather than as a silent edit to the one you agreed to, and an existing acceptance stays valid for the text it was given.
